Local Elections May 2024

The local elections will be held in May. We will have two new candidates, Barry Nash and Tim Snuggs, who will be taking over from Cllrs. Bob Harper and Jill Bray. You can read much more about them and the RA here.


The Mound Recycling Site

Residents will have long been aware of the unsightly mess at the local recycling site at The Mound car park, Tattenham Corner. RA committee members have been in touch with the council officers and had a meeting in an attempt to improve the situation. Problems include extensive illegal fly tipping and over spill due to commercial cardboard disposal – both very often from districts well outside Tattenham Corner and Preston.


Chavecroft Development Update

We have recently received an update from Raven Housing Trust on this development which had stalled due to the original developer withdrawing from the scheme.

DEVELOPMENT WORKS UPDATE


Dear Resident


I am writing to you with an update regarding the Chavecroft former sheltered housing development site near your home. The proposed scheme for 23 homes is a mix of 3-bed family houses, 1-bed and 2-bed flats. The homes received formal planning approval in April 2022 and minor amendments to the scheme were approved by Reigate and Banstead Borough Council last year.
We have now appointed a main contractor, Vulcan Ellis Limited, for construction of the new homes. They will be taking over the site immediately and you will soon start to see activity on the site, Vulcan Ellis will be in touch separately to give you contact information for their site manager and resident liaison.
The construction work is planned to start on site in March and due to last 22 months, meaning the new homes are scheduled to be complete in November 2025. We will keep you updated throughout the construction process as we know this can be a disruptive time.

Planning Issues February 2024

Downs Wood / Yew Tree Bottom Road

This application would see the demolition of a house in Downs Wood for access to the rear gardens in Yew Tree Bottom Road, and eight new houses. This is the fifth application on this plot, and a minor update on the previous one, originally turned down by the Planning Committee, but allowed on appeal by the Bristol inspectorate. The latest application is from a new developer but is a very minor update on the last successful appeal. With the same number of houses on the same footprint, the council will have to consider the potential “extra harm” from the new scheme. With so little change, it is likely to be approved.

Raven Garage Sites

The last two applications to be dealt with are in Upland Way and Shawley Crescent. Originally, Raven proposed six houses for each site, replacing the poorly used garage blocks. The Residents Association strongly opposed – clearly the sites would be over-developed, with parking and amenity issues. Six houses just didn’t fit comfortably. Raven have come back with a four-house scheme. Issues remain – Upland Way shares its access with a public footpath, well used by children from Shawley School. The Shawley Crescent site has a very long, narrow access road which is difficult to turn into and out of, as the area is over-parked. The site also has flooding issues.

Chavecroft Update

The old building has now been demolished and Raven are soon to be in discussions with a main contractor to progress the works. There has been a longer delay than expected as Raven have had to look closely at increased contractor costs, to make sure the project remains viable.


Chetwode Road Resurfacing

Some positive news on Chetwode Road. Resurfacing has been completed.
